What Does a Commercial EICR Include?

Commercial electrical testing, often called fixed wire testing, assesses the condition of your permanent electrical installation. Periodic inspection and testing is carried out against the applicable BS 7671 requirements, with the extent, limitations and findings recorded in an Electrical Installation Condition Report (EICR).

How Do We Define the Inspection Scope?

We review the premises, distribution equipment, available records and purpose of the report. The agreed extent, access arrangements and any limitations are recorded so you can understand what has and has not been assessed.

How Do We Plan Fixed Wire Testing around Your Business?

We discuss occupied areas, sensitive equipment, operating hours and the circuits that need isolation. Phased or out-of-hours work can be discussed against the site’s requirements and available programme.

What Does City & Guilds 2391 Mean?

City & Guilds 2391 inspection and testing supports the assessment of condition, interpretation of results and completion of the report. Findings are based on the installation inspected and the recorded test results.

What Will the Report Tell You?

Your Electrical Installation Condition Report records observations, relevant test results and the assessment outcome. Findings are explained in plain language, with any urgent action and recommended follow-up made clear.

What Do C1, C2, C3 and FI Mean?

Understanding Your EICR Observations
CodeMeaningNext step
C1Danger present.Immediate action is needed to remove the danger; it should not wait for a routine remedial quote.
C2Potentially dangerous.Urgent remedial action is required.
C3Improvement recommended. An advisory improvement; C3 alone does not make the report unsatisfactory.
FIFurther investigation required without delay.Additional investigation is needed to determine the nature or extent of a potential safety issue.

C1, C2 or FI observations result in an unsatisfactory assessment. Codes reflect engineering judgement about the condition found; an older installation is not automatically unsatisfactory because standards have changed.

How Is EICR Remedial Work Priced and Recorded?

Inspection and remedial works are separate scopes. We provide an itemised proposal linked to the observations, so you can see the recommended work, access requirements, materials and relevant testing or certification. Further investigation is explained where the cause or full scope is not yet established.

Immediate danger needs prompt action. Any urgent make-safe work is handled separately from a planned programme of improvements. Discuss EICR remedial work and the records needed for your installation.

Can You Coordinate Emergency Lighting and Planned Compliance Work?

How Is Emergency Lighting Tested?

Emergency lighting is a separate system and needs its own inspection, testing and records. We can coordinate work to the applicable BS 5266-1 guidance and relevant system requirements, with a separate scope for defects or alterations. Explore emergency lighting services.

Can You Work to SFG20 Maintenance Schedules?

We can carry out agreed electrical tasks within your site’s planned maintenance programme, using the relevant client-provided SFG20 schedules where applicable. SFG20 supports task planning; it does not replace site-specific risk assessment, legal duties or the judgement needed to set an inspection interval.

Do You Inspect Rental Homes and Managed Properties?

Yes. We also provide electrical inspections for landlords, homeowners and managing agents. An EICR is often described as a landlord electrical safety certificate, but the deliverable is a condition report that records the inspection findings and outcome.

Tell us where the property is, how it is used and why the inspection is needed, so the scope and relevant requirements can be assessed. Existing reports and remedial records are useful.

What Should You Know before Booking?

How Often Does a Commercial Property Need an EICR?

The interval depends on the installation, its use, condition, maintenance and any applicable requirements. We review previous reports and site risks rather than assume every commercial property has the same fixed interval.

Will the Electricity Need to Be Switched Off?

Some inspection and test activities require isolation. We agree access and shutdown arrangements with you so staff, tenants, equipment and business operations can be planned around the work.

Does an EICR Include Remedial Repairs or Emergency Lighting Testing?

Not automatically. Remedial work and emergency lighting testing are separate scopes. We explain what is included in the inspection and provide an itemised proposal for any additional work.

Can You Help with an Unsatisfactory Report from Another Inspector?

Send the report and any supporting records. We review the observations, discuss access and investigate where necessary before proposing remedial work. The report’s findings need to be understood before a complete repair price can be established.

Is Fixed Wiring Testing the Same as an EICR?

Fixed wire testing, also called fixed wiring testing or periodic inspection and testing, describes the assessment of the permanent electrical installation. The EICR is the report produced from that inspection and testing. Portable appliance testing (PAT) and emergency lighting testing are separate services with their own agreed scopes.

What Should You Send for a Testing Enquiry?

Send your postcode, property type, reason for the inspection and any deadline. Include the previous EICR, distribution schedules and any access or shutdown constraints if available.
